In the last 4 weeks Daventry has secured itself 4 major new lettings, which is a huge boost to the big box market in the town. More than 1.2 million sq ft has been let across 6 buildings which means the town now has no built space available in this market.
At Logicor Park on Royal Oak, Farmfoods have taken 3 speculatively developed buildings which total more than 800,000 sq ft on a new 25 year lease term. Anthony McCluskie, Senior Director at Logicor described the scheme as their “flagship UK development” which shows the confidence they have in the town.
Prologis meanwhile have had two buildings of a little over 150,000 sq ft available on Apex Park. DC3 has been taken by DHL and DC4 has just been let to global ecommerce logistics provider Cainiao. Sun Beibei, Vice President of Global Supply Chain at Cainiao has also spoken positively about Daventry: “Prologis Apex Park offers the location, specification and flexibility we need to support our continued growth in the UK”. Tom Price, Leasing Director at Prologis UK, said: “Cainiao’s decision to locate at Prologis Apex Park in Daventry reflects the strength of the Midlands as a core logistics location, as well as continued investment from Chinese ecommerce businesses into the UK”.
Drake & Partners were themselves involved in the letting of DC4 to Cainiao having marketed the unit for Prologis alongside Newmark. Tom Drake, Partner at Drake & Partners confirmed: “Since the construction of the new link road between J16 of the M1 and Daventry, the town has proved increasingly popular with logistics operators, and we have seen developers and investors commit more to Daventry as a result. In the case of DC4, Prologis’ decision to speculatively rack the warehouse so that an occupier could move straight in proved a successful initiative and it set itself apart from other buildings in the wider region. We were delighted to help them find a solution on this building and this is the completion of a wider project for Drake & Partners, relocating Hankook Tyre from DC4 to a larger premises of 360,000 sq ft on Apex Park and then advising on the re-letting of this building”.
The final property to have been let is Daventry 99 – 99,600 sq ft at the front of Apex Park which has been taken by Ceva, who are already a longstanding Daventry occupier.
This is a real mark of confidence in Daventry and will hopefully provide a positive step for the local economy and employment.
